June was a fantastic month for many of the Buyers and Sellers of property that had search issues due to local Authority delays. They made their choices in 2020 and were provided with a safety net to get moving before the end of June 2021 to save the Stamp Duty Land Tax.

Some Buyers found property in March 2021 and were lucky to complete fast before June 2021. So why did some make it and others fail. Well it's down to the property chain. Everyone in the chain moves as fast as the weakest link. So that Seller that had a change of heart caused havoc in the chain. Or that Survey that was delayed due to demand may have caused the chain to break. It's a difficult job keeping the chain moving. The deals that went through will be the chains that had least resistance.

The covid crisis has clearly cemented the fact that it doesn't matter where your conveyancer is based. It's all about finding a good Conveyancer. Someone that can battle your corner to make the chain move. You want a personable Conveyancer that you get on with.

By working together the Conveyancer is left alone to do their job. They have priorities and if your deal is moving slowly you need to understand how you can help to change that. The skill is to demonstrate that you mean business. Clients that return the signed terms of engagement promptly demonstrate that they clearly want the conveyancing process to be quick. Delays at the start of the process cause long delays elsewhere. Do your bit and when you do instruct your Solicitor return documentation within 48 hours. Same day of possible and do check that the contact details you are using are the correct ones. You would be amazed at the number of people that provide on offer, the incorrect Solicitor details. Or an incorrect email address / office address.

Manage your time when you place your property for sale or when you buy property. Make sure the right professionals are instructed and from the outset understand the key milestones. 

It's a big deal buying and selling property and it's all about being proactive. Never assume the process is underway. Do check and understand how updates will be communicated to you.

Set realistic dates - Remove the obstacles that can derail your property transaction. Why wait for a bad survey. Plan ahead and do your homework.
