Why Instruct A Conveyancer Today Before Offers Are Made?

When you place your property on the market for sale do you want a quick sale?

You want to find your next home rapidly and strike a great deal. With the SDLT holiday probably being extended it opens up a new wave of Buyers that mean business. 

If you are selling and buying and you know what you are doing then you should be able to complete in under 5 months. That would mean that you would move by July. Doing it in 3 months and you could be in a win win situation and save on SDLT if the holiday extension is just 6 weeks.

What should you do?

You should assume that the SDLT will need to be paid and get your ducks in a row. That way you are planning correctly. 

1) Place your property on the market and instruct a Solicitor before offer acceptance stage.
2) You will be sent a Client Care Pack, Sign the terms of engagement if you agree and scan back the document.
3) Call the Solicitor to ensure they have received the document and ask if your conveyance can begin.
4) Initially the solicitor will carry out the ID checks. 
5) Ask the solicitor which contact information should you pass to the Buyer when an offer on your property is accepted by you. Check the email and phone number yourself.

You have now saved yourself 2 weeks of waiting and helped the Solicitor to get your conveyance underway.

How To Manage Your Potential Buyer  

When an offer is made on your property then you need to establish if the Buyer is ready to proceed. They maybe in a chain and are unable to state if they can move fast. Worse still they may not have a Solicitor at the ready. The Buyer needs to prove

1) They can proceed at speed
2) They have a Solicitor ready in the wings
3) They will have the survey done within the next 7 days. The survey report would then be with them 3 days later.

As you can see the Buyer can cause massive delays. Let's assume they haven't appointed a Solicitor, They need to find one, Instruct them, sign the agreement, return the documents and the ID checks need sorted. This all could take 2 weeks. They could be slow at appointing a Surveyor. Many surveyors are currently booked up for the next 3 weeks and some even more. So they could be delaying the transaction by at least a month simply because they aren't the right Buyer.

Do your Homework on the Buyer and try and establish if they can move fast. If they can't, then would cause a delay on your own purchase conveyance as you would need to wait for your own house sale to complete.
